DWELLING PLACE OF GRAND RAPIDSProperty Management Coordinator
- We are looking for a responsible person to coordinate various functions related to aspects of housing development, property and asset management operations.
- Monitors application processing to expedite functions including credit checks, third party verifications (i.e. employment, DHS, bank, etc.), and landlord references.
- Monitors effective use of property management software.
- Compiles and examines monthly occupancy/vacancy reports. Updates fact sheet and sends out to local community organizations and posts on the Dwelling Place website.
- Prepares agendas and records minutes for Property Management related meetings, including Appeals meetings.
- Assists with planning, scheduling, implementing, and evaluating Property Management related staff trainings and asset management performance standards.
- Participates in the establishment and maintenance of marketing plans and procedures to attract new applicants and retain current residents, including creation and updates of Affirmative Fair Housing Marketing Plans.
- Promotes positive relations and communications. Assists in resolving resident concerns and complaints.

- Full-time position for independent and reliable worker with apartment maintenance and repair experience to work with downtown housing community. Benefits include medical, dental, life/LTD, and paid-time-off for sick, vacation, holiday, and personal.
- Provides mentorship and training support periodically for Maintenance Tech I staff as assigned. Schedules and monitor all work orders for assigned properties. Schedules and monitor all vendors for apartment unit turnovers. Coordinates maintenance staff coverage and backup to cover vacations and sick time.
- Coordinates with other Maintenance Tech II staff for periodic shared support for evictions, inspections, snow removal and special projects.
- Performs work orders in a safe and timely manner, which may include, in order of priority, emergency, on-call, make-ready, preventative, inspection, routine or resident request repairs.
- Inspects property for improvements and repairs and review with supervisor; immediately reporting unsafe conditions. Maintains control for inventory, purchases, and utilization of maintenance materials, equipment, and supplies.

- Responsible for keeping work area and tools clean and in order at all times.
- Assists in keeping property free of debris and rubbish at all times.
- Knows location and access to electric, gas, water, and all property shut-offs, meters, fire systems, and sewer clean outs.
- Shovels snow, removes ice, and applies ice melt to walks and driveways as conditions exist. Be available in the event of snow.
- Assist Property Management or other staff and contractors when requested.
- Maintain accessibility as needed for consultation with on-call maintenance staff
- Responsible for the security of the property at all times.
